So you can better forward plan, this timeline will help you understand each of the major steps needed to build your James Kessler Home.

There are ten major steps in building your new home, and the timeline advises:

  • When we need to meet with you
  • What we do during each of the steps, and
  • Your obligations.
Step 1: INITIAL CONSULTATION

Our Customer Service Manager meets with you to discuss your ideas, tastes, and preferences. This informal meeting covers what we need to know to prepare an initial quote for you:

  • Standard inclusions
  • The alterations you want
  • Your “wish list”
  • Our building practices
  • Possible site start and completion times
Step 2: INITIAL QUOTE

We prepare an initial quotation and then meet with you to present it. At this meeting, any final variation requests are discussed. Once the quote is accepted a “preliminary agreement” is signed and an initial deposit paid. This non-refundable deposit is used to prepare:

  • House design
  • Contract drawings
  • Fixed price quote.
Step 3: FIXED PRICE QUOTATION

Once you have reviewed and accepted the “fixed price quote” we then arrange:

  • Preparation of contractual documents
  • Colour selection appointment
  • A “welcome pack” to assist with the colour selection process
  • Building/product information
  • Engineering reports
  • Final construction drawings
Step 4: CONTRACT PRESENTATION AND COLOUR SELECTIONS

At this meeting we ask you to:

  • Check and sign your construction drawings
  • Sign the Building Contract and associated documents
  • Complete your colour selections.

You should also bring:

  • Evidence of land ownership (rates notice or land settlement letter etc)
  • Confirmation that finance is pre-approved by lenders (if applicable)
  • Balance of deposit
  • All colour selection information.
Step 5: BUILDING APPLICATION LODGEMENT & AUTHORITY TO COMMENCE CONSTRUCTION

We lodge the building plans with council for building permit approval. Once approved, a copy of the Council Approved plans is provided to your lender.

An “authority to commence construction” authorisation letter is then issued by your lender to us, to confirm unconditional finance approval (if applicable).

Any final non-structural variations are completed and approved by you and then orders for building materials are lodged with our suppliers.

Step 6: COMMENCE CONSTRUCTION

Our Building Manager co-ordinates the construction of your new home through the various building stages outlined in your contract. Progress payments are made after each stage is completed. Our Customer Service Manager will help guide and inform you through the building process.

Step 7: PROGRESS CLAIM STAGES

Unless stated differently in your contract, the payment schedule from you to us per the Master Builders Residential Building Contract is:

STEP 8: PRACTICAL COMPLETION

This is when the home is near completion, as per your contract. We arrange a final inspection by the Building Certifier. Your final account noting the agreed handover date is presented to you for processing by your lender, and notify you to arrange your own insurance cover of the home.

Your lender may need to complete a valuation of the property, and other documentation. This will enable efficient processing of the final payment in time for “handover day”.

STEP 9: HANDOVER OF YOUR NEW HOME

Your completed new home is presented to you. At this handover:

  • You inspect your new home
  • Our General Manager, James Kessler walks you through
  • You learn about the appliances and services within and around the home
  • You sign off the “final inspection sheet”
  • You finalise any outstanding payments and then
  • We give you your new home keys, warranties and information brochures in a “handover pack”.
STEP 10: MAINTENANCE PERIOD

Six months from handover day we will contact you to arrange for any maintenance Items (if any) to be carried out.
